Rob is an active licensed real estate agent in Georgia and South Carolina. He anticipates approval of credentials in North Carolina in the near future. They bring their combined eighteen years of Inn successes, as well as their savvy real estate investment and development insights to B and B Consulting.
BED AND BREAKFAST ACCOMPLISHMENTS
The couple’s pioneering agendas in the south’s bed and breakfast lodging industry include ownership and personally innkeeping for two nationally renowned bed and breakfast inn businesses in Savannah, Georgia -- Hamilton-Turner Inn and Magnolia Place Inn. The pacesetting duo and their historically and architecturally significant properties found renewed national attention.

In 1997, after sending their youngest son off to college, the couple purchased the Magnolia Place Inn (now Magnolia Hall, a Savannah College of Art and Design guesthouse), then a sixteen bedroom mansion with declining sales in Savannah, Georgia.
Over the next six years, the Sales revitalized the mansion’s bed and breakfast business and turned Magnolia Place (the former home of Conrad Aiken, the first Georgia-born author to win a Pulitzer Prize – in 1930 for his Selected Poems) into one of the city’s finest inns. The Sales sold the property in 2002 and soon thereafter bought the Hamilton-Turner Inn, considered among the top ten historically and architecturally significant properties saved by the Historic Savannah Foundation in Savannah, Georgia’s historic district. Its mention in the “Midnight in the Garden of Good and Evil” novel and movie brought renewed notoriety.
At the time of purchase the seventeen bedroom bed and breakfast inn was losing market share. Over the next several years the Sales increased the inn’s revenues by 20% and rejuvenated the mansion’s high society reputation deeming the mansion inn “hip and historic” with a “dessert begins with breakfast,” and a marketing anchor of “Historically, the talk of the town,” bringing the Sales into renewed national attention. The couple sold Hamilton-Turner Inn in March of 2006.
DIVERSIFIED BUSINESS INCORPORATES REAL ESTATE
While running a successful bed and breakfast business, the Sales began to buy, sell, and renovate property in the Victorian District of Savannah, and to develop Tybee Island (Chatham County) and waterfront property in Liberty County, Georgia, just south of Savannah.

A counselor at heart and through education (Master of Social Work), the North Carolina native spent thirty years at various positions of clinical social work, primarily as an advocate for children, spending a large part of her career training and consulting with other agencies which specialize in work with families. Her love of children and accomplishments in cultural diversity extends to Alaskan Eskimo adoption consultancy, Oregon's statewide special needs daycare, and a developer's role in Georgia's Pre-K program.
In the couple’s B and B Consulting enterprises, Jane’s focused on daily-to-day innkeeper operational decisions, strategic business and marketing insights will guide Innkeepers to become open-minded and to innovate for bottom- and top-line business results. Jane anticipates completion of pre-requisites to secure her real estate license early in 2007.
As a B&B Innkeeper/owner her caring disposition and warm southern hospitality were focused to appreciative guests, including families with toddler children; wedding parties; corporate travelers; while managing the couple’s two bed and breakfast inn in Savannah, Georgia.

ROB SALES

Now an active licensed real estate agent in Georgia and South Carolina, Rob Sales spent thirty years in the transportation business working for Sea Land International Transportation, CSX Railroad and as a consultant to the transportation industry. An entrepreneur at heart, he always wanted to be in business for himself and began to explore the Bed and Breakfast business in 1991. Together the couple began to stay in Inns across the South.
As with each phenomenally rewarding business pursuit, this time through
B and B Consulting, Rob’s savvy finance and big-picture business expertise will guide others along the smart B&B business paths … using trail markers which the Jane and Rob Sales have worked diligently to enhance.
Rob advises, “When considering the purchase of a bed and breakfast business, wisely an investor will consider an exit strategy. ‘How long do I want to hold this investment? What benchmarks are needed to achieve maximum value for selling?’ Goal setting requires that clear milestones should be in mind, even before purchase.”
Following the sale of two beautiful B&B properties, Rob and Jane now chart carefully a more intense involvement in the bed and breakfast industry with
